Clyst St Mary and Clyst St George

The proposal represents a major opportunity for East Devon to address its housing and infrastructure needs in a sustainable and timely way.

Located immediately to the east of Exeter, in what is known as the “West End”, the site is ideally placed to help meet the acute need for market and affordable housing arising in East Devon and Exeter city. The West End is relatively unconstrained in environmental terms and locating new homes there will reduce development pressure on protected coast and landscapes elsewhere in the District.

As well as providing new family homes, over half of the site will be provided as green infrastructure including a 35 hectare Sustainable Alternative Natural Greenspace (SANG), much of which would contribute to a Clyst Valley Regional Park.

The proposals will also provide new infrastructure, including a new primary school, affordable homes, extensive green space linked to the Clyst Valley Regional Park, a range of new commercial and employment space, and new neighbourhood centres.

The site, along with other sites in the West End, would help deliver an “Arc of Connectivity”, creating new walking, cycle and bus routes between schools, jobs, leisure and neighbouring communities in this part of East Devon and into Exeter to reduce the dependence on cars.

Importantly, the site would sit alongside and complement the new community at Marlcombe, helping to deliver a growth strategy that is greater than the sum of its parts. Together, these developments would reinforce sustainable patterns of growth and ensure that new neighbourhoods are well-integrated, accessible and future-ready.
